Do you know when it's boring to write about a new residential complex? When all is well, when there is nothing to complain about. The architecture here is unexpectedly beautiful, unexpectedly, because it’s just a comfort class, but the developer, the MITS Group of Companies, didn’t save on the work of architects. In turn, the architects of Gradproekt JSC created a beautiful residential quarter of 25 buildings of different storeys with chocolate brown and light sand brick facades, with large windows, panoramic loggias, spacious courtyards, two kindergartens, a 1100-seat school, and a clinic , many children's and sports grounds.

“Maybe you are noisy here?” Is Borovskoye Highway nearby? ” - I fumbled at the sales office manager. Alexander in response brought me to the place of the foundation pit of Building No. 8, the closest to the highway from the buildings under construction: “Here, listen.” It was quiet, the highway was not audible, only the workers at the construction site were knocking.

“Yeah,” I say, “there’s a concrete plant, here, probably, the ecology is bad.” But the plant will soon be dismantled and a residential building will be built in its place, however, this is a strange building. And Alexander is carrying me through the streets of Tatyana Park. Pine trees were planted everywhere, playgrounds were built, and we were going to the farthest point of the residential complex, building No. 25 under construction.

This construction is also at the foundation level, and immediately after it begins the forest. And here, too, it is quiet (except for the construction site) and breathes great. The place is a summer residence, the residential complex is surrounded on all sides by the private sector, two-story cottages are hiding behind trees planted in the front gardens.

The residential complex is located five hundred meters from the Moscow Ring Road, I knew that, I came along Borovsky highway. “And where is the subway here? How to get to and from work by machine-less residents? ” “And here,” Alexander holds out his hand, we have almost returned to the sales office, opposite which the construction site is also boiling - the Govorovo metro station is being built on the Ramenki – Novoperedelkino section, ”they promise to hand over in September. The distance from the farthest point, building 25, near which we were, is 750 meters. ” Yes, even if it’s a kilometer, walking along such a country green street in the morning is only pleasant. No, there’s nothing to complain about.

LCD has a drawback, dear apartment buyers and investors, of course, there is, and it is obvious: we were late. The quarter has already been almost completely built, and what is being completed has long been sold, and it is not surprising, because the quarter was put up for sale in 2012. There were apartments in those two buildings, the construction of which had just begun and will be completed in the 4th quarter of 2018. Building number 8 is three twenty-five-story towers on one stylobate, and building number 25 is a nine-story multi-entrance house overlooking the forest.

And to upset everyone, I’ll say that there are few free apartments in these houses, but there’s nothing cheap at all. For cheap, you had to come five years ago.
We’ll start with prices, and then, if it doesn’t scare me (and I don’t advise to be scared, this Tatyana Park is a tidbit), I’ll tell you everything else.

Two refinements to the table: three-room apartments are only in the towers of building 8, in building 25 they are already sold out. In the towers, apartments are smaller in area than in building 25, and therefore they are cheaper. And most importantly: Tower B has not yet been put up for sale, that is, buyers still have some time. But the apartments in this tower will be sold at a higher price, as the sales office warned me. And on the second floor of the stylobate of building 8, apartments will be for sale. But when and how much they will cost until they say.

And you know what made me especially happy? A special lift that will help a disabled person in a wheelchair climb to the entrance or go down from it to the street. It is very important. I am familiar with families with wheelchairs. As soon as they grow up so that parents cannot carry them in their arms, in our conditions they find themselves locked in their apartments. I am very glad that they thought about such lifts here, they are in every staircase, which means that people who are deprived of natural mobility can walk, go to the store, and such children go to school. I see this in a new residential complex for the first time. I do not think that this is a big expense for such a huge project. And, of course, mothers with children in wheelchairs can use this lift, it is also convenient.
The space of the entrance group, as well as the corridors on the floor, seemed to me very spacious. There are 4-7 apartments on the floor, but there is a lot of space, here you can leave a stroller and a bicycle. And two elevators for so many apartments in the entrance, according to the designers, are enough not to force people to wait in line for going down or lifting to their floor.

A place for the concierge is prepared on the ground floor, but whether it will be depends on the decision of the porch residents. Then, according to their statement, the management company, and it is its own in the MITs Group of Companies, will select a specialist and include his payment in utilities. So far, the fee for a communal apartment is minimal - 35 rubles per square meter, as on average in Moscow. In addition, video cameras are installed in the territory, as a rule, at the entrance to the courtyard and near the entrances. The picture from them is displayed on the screens in the premises of the management company. Video surveillance is free, that is included in the minimum utilities fee.

The interroom walls are completely monolithic, I could be convinced of this when we went up to the sixth floor of a 22 building that had been commissioned for a long time and even partially populated. In other new buildings, I saw that only a small part of the wall is made monolithic, and the rest of the space is laid with aerated concrete blocks. And only here I finally saw a real monolithic house. The apartments are rented without decoration and without internal partitions, only the bathroom has walls, they are also made of brick, only this time red. Ceiling height 2.7 m, a little, frankly, all communications are brought into the apartment, including water meters. There are radiators under the windows.

By the way, in one of the complaints of interest holders, I read that the radiators in the LCD are routed, and the wiring needs to be redone to fan or beam.

I ask Alexander a question and get this answer. Trunking requires fewer pipes, this is true. But it will serve as much and the likelihood of a hole in the pipe is no more. But still, many residents shift the layout of the radiators, changing it to a more modern fan. The goal is to make the apartment warmer, each radiator receives water of the same temperature, while with the main connection, water passes the radiators in series, cooling from one to the other. As I understood, I set out, for me it is a little complicated. Entrance doors to the apartment are metal, but inexpensive. Some tenants leave them, others change them, guided by various considerations, including aesthetic ones.

Regarding the other complaints of MrsTalgari, I must also say. I was just in building 22, there are closers, and handles on the door, and glass, and a place for the concierge and an excellent courtyard with playgrounds. But the ramp is yes, cool. But, as I already wrote, each entrance has a lift, and mothers with prams can learn how to use it. About heat meters, too, asked Alexander. In 19 and 20 buildings they are installed at the request of residents in the management company. The rest prefer to pay at common prices. So this issue is resolvable. As for the "impenetrable position of the builder", Alexander advises simply not to sign the acceptance certificate without fulfilling all the finishing touches and requirements of the owner of the apartment. This makes the position of the interest holder unbreakable. But if the acceptance certificate is signed, then the developer drops out of the contractual relationship, its part of the transaction is considered completed.

The windows of the apartment, in which we were with the sales office manager Alexander, overlook the school under construction with 1100 seats. For a quarter in which 4,500 apartments, of course, are few. You may have to work in two shifts, but for now, children go to Solntsevo schools. From the windows facing the other side, you can see one of the two kindergartens of the residential quarter. It is already in effect, although the developer clearly did not seek to provide all the children with the Tatyanin Park residential complex with kindergartens. Will there be enough for all the possibilities of a clinic that has not yet been built? I must say that the first floors in the buildings are residential, only in some commercial areas are allocated. I hope that architects and the developer took into account the need of 9-10 thousand future residents of this residential complex for the services of various organizations, from hairdressers and cafes, to shops and banks that could rent premises in Tetyanin Park.

By the way, about the developer. The project declaration states that the developer of the Tatyanin Park residential complex is Govorovo Construction Company LLC or Govorovo IC, abbreviated as part of the MITs Group of Companies. The same organization, SC Govorovo, owns the land on which the buildings are built. In the case of buildings in which apartments are currently sold, the cadastral number of plots is 50: 21: 0110502: 663 for building No. 8 and 50: 21: 0110502: 667 for building No. 25. After completion of construction, according to the law of Moscow, the land should be transferred to the ownership of the interest holders or transferred to the city and be leased to the interest holders. Alexander told me that in all the buildings, after the buildings were commissioned, the land was transferred to the municipalities. So, we don’t want to own anything, we don’t need property under our house, no matter how many laws we write.

The houses do not look very large, and the spaces between them do not look like wastelands, they are already planted with trees, they are built up with children’s slides and playgrounds, it’s nice to look at them, you even want to walk around, see, settle down. And this is a good sign. The houses are made in the same style, but these, although brothers, are not twins. Even the first time I was easy to navigate here. And in the middle of the entire residential complex, from south to north, there will pass a central pedestrian boulevard with a length of more than 850 meters. Lovers of bike rides are promised the same length as a bike path, and there will also be a treadmill and a skate park for roller skating, skateboards and bicycles. All yards are closed to cars.

As for the apartments themselves, their layout is quite usual, except for large loggias, but they will not surprise anyone. Kitchens from 9 square meters, in two-room and three-room apartments there are two bathrooms. In building 25, the area of \u200b\u200bthe apartments is larger and the layouts turned out to be more interesting. But here three-room apartments are already all sold.
What to do with cars? To be honest, there are still a lot of them near every house. Although at some buildings I saw entrances to the underground parking. So what is in this residential complex with parking spaces?

The first buildings were built without parking lots. In buildings from 19 to 24 under each house there is a small parking for 120-160 parking spaces. In the building under construction No. 25 there will be a parking for 144 cars. They have not been on sale yet, but the price is known: at the construction stage it will be 850 thousand rubles. When the building is built, the price of parking spaces rises to one and a half million. There are clearly few parking places and a lot of cars near the entrances are a vivid confirmation of this. The developer took measures: next year they will begin to build two five-story ground parking for 3,500 cars. One of them will be next to building number 8.

And finally, how to buy an apartment in the residential complex Tatyanin Park?

First off, at a discount. This discount is valid for 100% payment and can be up to 10%. “You can agree with the developer,” said Alexander. I looked at the site, there they promised such a discount by Tatyana’s day for one apartment per day, and this discount is valid until the end of January. So, I’m afraid I will have to wait for other actions, I will have to forget about this.

Secondly, on a mortgage. Many banks are ready to give a mortgage for the purchase of an apartment: Sberbank, VTB 24, Absolut Bank, URALSIB, Russian Agricultural Bank, Promsvyazbank, Raiffeisenbank, RosEvroBank - you will not list all.

Thirdly, by installments until the end of construction, subject to payment of 50% of the price of the apartment as a down payment. “That is, until the 4th quarter of 2018?” - I specified. And then another ambush awaits us. The project declaration may be about to change, the deadline for the last two buildings will be postponed to the 2nd quarter of 2018. While this is inaccurate, but everything goes to this.

To complete the transaction, you must first reserve the selected apartment, which can be done by phone, the reservation on the call is valid for 3 hours. Then you need to come to sign a reservation agreement (this agreement is signed with a company with MITC City-Delta LLC, also a member of the MITC Group of Companies) and pay for reservation and registration services - 25 thousand rubles. This amount is included in the price of the apartment.

In two or three days, an equity agreement will be ready, it needs to be signed, and then open a letter of credit in Absolut Bank or GenBank and deposit the amount specified in the DDU within two days.

After that, the DDU and the insurance policy for the apartment (the developer insures its risks with IC “RESPECT”) will be transferred for registration to the Regpalat. Usually, registration takes 10 to 12 days, after which the buyer receives an equity agreement and an insurance policy, and the developer receives money from a letter of credit.

Upon completion of construction, MITC Group of Companies may register your ownership of the apartment, for this you will pay another 25 thousand rubles. But now it’s not so difficult to do it, everything is done through the MFC, so most equity holders do it themselves, and the developer provides them with a full package of documents necessary for this.

What else did I forget to say? Oh yes, the infrastructure. Since, as it seems to me, places in kindergartens (there are only 430) and especially in schools (1,100 places) may not be enough for the residents of Tatyana Park over time, and the clinic has not yet been built, it makes sense to look around and see what offers neighboring Solntsevo. Near the LCD is the shopping center "NASH", in addition to shops there is a fitness center with three pools. On foot 10-15 minutes. School number 1003 and two kindergartens nearby, in Solntsevo on the street 50 years of October, about twenty minutes on foot, with a child, probably longer, but in the office they told me that public transport was about to start walking.

As long as a polyclinic is not built in the residential complex, you also need to contact Solntsevo for medical care. At the residents' forum, I read the correspondence of the mother whose child was ill with her neighbors. Phoned five clinics, she writes, no one wants to go on call. Yes, this is a problem, you need to attach to the clinic, register in the apartment (and this can be done only after registration of ownership). Known issues for all new housing estates.

And on the forums of different years, there are complaints that the buildings are being delivered later than the deadlines specified in the shared construction agreement and the project declaration. And share the experience of lawsuits against the developer.

Here I have two considerations. Firstly, 214 federal law gives the chance to the shareholder to get a penalty from the developer, calculated in the form of the percentage indicated in the law of the price of the apartment for each delayed day. And it makes me happy when people rush to defend their rights. Let the courts have a lot of trouble and nerves, and perhaps the amount will be small in the end, but the main thing is that we do not want to swallow and forget the insult, we are learning to live in a legal society. Secondly, the MITS Group of Companies, to be sure, it will successfully complete a reliable developer and housing complex. The biggest delay, as I was told in the sales office, was in building 5, there was a conflict between the developer and the contractor, as a result of which the house was not built for five months. But now it has been completed (already by another contractor) and in April interest holders will receive the keys.

In general, I liked the complex. This is a beautiful small town of thousands for 10 inhabitants in a summer cottage where there is a small forest and a river nearby, across the Borovsky highway Meschersky Park, and this is already a large forest, there is a ski track in winter and a picnic in summer. And when they open the metro station, the issue of transport accessibility will be resolved. The shortcomings are also said, the most significant seems to me the failure to meet the deadlines for commissioning housing. People, it happens, while construction is underway, renting a house, expect to quickly repair a new apartment and move in, so here, for a couple of months, it causes fair irritation. But the last two buildings the developer intends to hand over even ahead of schedule. The second significant drawback is that there is little space for cars in the yards, and parking is not built under all buildings. But in 2018, there will be two ground parking lots and, in principle, the problem should be solved.

Especially for Apartment Control

After about eight months, I once again ended up in the newly built residential complex Tatyana Park. Well, the same one, from the MITC Group, which began to be built in the summer of 2012, and they promise to complete the construction in mid-2017.

A huge plot is being built up - 34.5 hectares at the intersection of the Moscow Ring Road and Borovsky Highway. Since 2012, this territory has been annexed to Moscow.

I was quite impressed by the fact that the buildings under construction were located at a huge, by the usual standards, distance from each other. Their correct location allowed the formation of spacious courtyards

There was not the slightest sensation that being there, you fell into a ring of oppressive reinforced concrete boxes. The low number of storeys and low building density made it possible to fully feel in the so-called “comfortable urban environment”.

Now, I also went from the OBI territory. By the way, for those who use public transport there is good news. Borovskoe highway has got an underground passage.

Eight months ago, those who wanted to get to the other side of the highway did it “on top”, on a green permit.
