Do you know when it's boring to write about a new residential complex? When all is well, when there is nothing to complain about. The architecture here is unexpectedly beautiful, unexpectedly, because it’s just a comfort class, but the developer, the MITS Group of Companies, didn’t save on the work of architects. In turn, the architects of Gradproekt JSC created a beautiful residential quarter of 25 buildings of different storeys with chocolate brown and light sand brick facades, with large windows, panoramic loggias, spacious courtyards, two kindergartens, a 1100-seat school, and a clinic , many children's and sports grounds.
“Maybe you are noisy here?” Is Borovskoye Highway nearby? ” - I fumbled at the sales office manager. Alexander in response brought me to the place of the foundation pit of Building No. 8, the closest to the highway from the buildings under construction: “Here, listen.” It was quiet, the highway was not audible, only the workers at the construction site were knocking.

LCD has a drawback, dear apartment buyers and investors, of course, there is, and it is obvious: we were late. The quarter has already been almost completely built, and what is being completed has long been sold, and it is not surprising, because the quarter was put up for sale in 2012. There were apartments in those two buildings, the construction of which had just begun and will be completed in the 4th quarter of 2018. Building number 8 is three twenty-five-story towers on one stylobate, and building number 25 is a nine-story multi-entrance house overlooking the forest.
And to upset everyone, I’ll say that there are few free apartments in these houses, but there’s nothing cheap at all. For cheap, you had to come five years ago.
We’ll start with prices, and then, if it doesn’t scare me (and I don’t advise to be scared, this Tatyana Park is a tidbit), I’ll tell you everything else.

In the LCD "Tatyanin Park" all the facades are made of bricks, the thickness of the masonry is 46 cm, it is both environmentally friendly, warm in winter and cool in summer. Special baskets for the outdoor unit of the air conditioner are fixed on the facade, they do not spoil the view.
And you know what made me especially happy? A special lift that will help a disabled person in a wheelchair climb to the entrance or go down from it to the street. It is very important. I am familiar with families with wheelchairs. As soon as they grow up so that parents cannot carry them in their arms, in our conditions they find themselves locked in their apartments. I am very glad that they thought about such lifts here, they are in every staircase, which means that people who are deprived of natural mobility can walk, go to the store, and such children go to school. I see this in a new residential complex for the first time. I do not think that this is a big expense for such a huge project. And, of course, mothers with children in wheelchairs can use this lift, it is also convenient.
The space of the entrance group, as well as the corridors on the floor, seemed to me very spacious. There are 4-7 apartments on the floor, but there is a lot of space, here you can leave a stroller and a bicycle. And two elevators for so many apartments in the entrance, according to the designers, are enough not to force people to wait in line for going down or lifting to their floor.
A place for the concierge is prepared on the ground floor, but whether it will be depends on the decision of the porch residents. Then, according to their statement, the management company, and it is its own in the MITs Group of Companies, will select a specialist and include his payment in utilities. So far, the fee for a communal apartment is minimal - 35 rubles per square meter, as on average in Moscow. In addition, video cameras are installed in the territory, as a rule, at the entrance to the courtyard and near the entrances. The picture from them is displayed on the screens in the premises of the management company. Video surveillance is free, that is included in the minimum utilities fee.
The interroom walls are completely monolithic, I could be convinced of this when we went up to the sixth floor of a 22 building that had been commissioned for a long time and even partially populated. In other new buildings, I saw that only a small part of the wall is made monolithic, and the rest of the space is laid with aerated concrete blocks. And only here I finally saw a real monolithic house. The apartments are rented without decoration and without internal partitions, only the bathroom has walls, they are also made of brick, only this time red. Ceiling height 2.7 m, a little, frankly, all communications are brought into the apartment, including water meters. There are radiators under the windows.
By the way, in one of the complaints of interest holders, I read that the radiators in the LCD are routed, and the wiring needs to be redone to fan or beam.
I ask Alexander a question and get this answer. Trunking requires fewer pipes, this is true. But it will serve as much and the likelihood of a hole in the pipe is no more. But still, many residents shift the layout of the radiators, changing it to a more modern fan. The goal is to make the apartment warmer, each radiator receives water of the same temperature, while with the main connection, water passes the radiators in series, cooling from one to the other. As I understood, I set out, for me it is a little complicated. Entrance doors to the apartment are metal, but inexpensive. Some tenants leave them, others change them, guided by various considerations, including aesthetic ones.
Regarding the other complaints of MrsTalgari, I must also say. I was just in building 22, there are closers, and handles on the door, and glass, and a place for the concierge and an excellent courtyard with playgrounds. But the ramp is yes, cool. But, as I already wrote, each entrance has a lift, and mothers with prams can learn how to use it. About heat meters, too, asked Alexander. In 19 and 20 buildings they are installed at the request of residents in the management company. The rest prefer to pay at common prices. So this issue is resolvable. As for the "impenetrable position of the builder", Alexander advises simply not to sign the acceptance certificate without fulfilling all the finishing touches and requirements of the owner of the apartment. This makes the position of the interest holder unbreakable. But if the acceptance certificate is signed, then the developer drops out of the contractual relationship, its part of the transaction is considered completed.
The windows of the apartment, in which we were with the sales office manager Alexander, overlook the school under construction with 1100 seats. For a quarter in which 4,500 apartments, of course, are few. You may have to work in two shifts, but for now, children go to Solntsevo schools. From the windows facing the other side, you can see one of the two kindergartens of the residential quarter. It is already in effect, although the developer clearly did not seek to provide all the children with the Tatyanin Park residential complex with kindergartens. Will there be enough for all the possibilities of a clinic that has not yet been built? I must say that the first floors in the buildings are residential, only in some commercial areas are allocated. I hope that architects and the developer took into account the need of 9-10 thousand future residents of this residential complex for the services of various organizations, from hairdressers and cafes, to shops and banks that could rent premises in Tetyanin Park.
By the way, about the developer. The project declaration states that the developer of the residential complex Tatyanin Park is Govorovo Construction Company LLC or Govorovo IC, abbreviated as part of the MITs Group of Companies. The same organization, SC Govorovo, owns the land on which the buildings are built. In the case of buildings in which apartments are currently sold, the cadastral number of plots is 50: 21: 0110502: 663 for building No. 8 and 50: 21: 0110502: 667 for building No. 25. After completion of construction, according to the law of Moscow, the land should be transferred to the ownership of the interest holders or transferred to the city and be leased to the interest holders. Alexander told me that in all the buildings, after the buildings were commissioned, the land was transferred to the municipalities. And this is a good sign. The houses are made in the same style, but these, although brothers, are not twins. Even the first time I was easy to navigate here. And in the middle of the entire residential complex, from south to north, there will pass a central pedestrian boulevard with a length of more than 850 meters. Lovers of cycling are promised the same length as a bike path, and there will also be a treadmill and a skate park for roller skating, skateboards and bicycles. All yards are closed to cars.
As for the apartments themselves, their layout is quite usual, except for large loggias, but they will not surprise anyone. Kitchens from 9 square meters, in two-room and three-room apartments there are two bathrooms. In building 25, the area of \u200b\u200bthe apartments is larger and the layouts turned out to be more interesting. But here three-room apartments are already all sold.
What to do with cars? To be honest, there are still a lot of them near every house. Although at some buildings I saw entrances to the underground parking. So what is in this residential complex with parking spaces?
The first buildings were built without parking lots. In buildings from 19 to 24 under each house there is a small parking for 120-160 parking spaces. In the building under construction No. 25 there will be a parking for 144 cars. They have not been on sale yet, but the price is known: at the construction stage it will be 850 thousand rubles. When the building is built, the price of parking spaces rises to one and a half million. There are clearly few parking places and a lot of cars near the entrances are a vivid confirmation of this. The developer took measures: next year they will begin to build two five-story ground parking for 3,500 cars. One of them will be next to building number 8.
And finally, how to buy an apartment in the residential complex Tatyanin Park?
