The houses of the II-68-02 series are huge residential complexes of large sections, erected in densely populated areas, on one floor there can be up to 9 apartments, mainly one-room ones. This model project is not widespread - in all, about 60 buildings of this series were built, mainly for employees of housing construction cooperatives. Beyond this House Series II-68-02 (16-floors) settled by foreign diplomats. Most of the houses of the series were erected in different areas of the capital, several in Odintsovo, Khimki, Tolyatti.
Design features of the series and facade decoration
Both external and inter-apartment walls are made of expanded clay concrete - blocks 40 and 39 cm thick, respectively. Partition walls are made of 8-centimeter gypsum concrete. Multi-hollow panels were used for the equipment of floors.
The facades of the series are distinguished by the presence of double triangular balconies, painted white. Moreover, all balconies in the first modifications of the project are located on one side of the house - opposite the elevator-staircase. In the houses of this series, built since the late 1970s, the color of the facade panels was changed (from dark gray to more pleasant - blue) and a passage was made through a common balcony leading from the elevator door to the evacuation flight of stairs. At each entrance there are 2 elevators - passenger and cargo. Above the upper residential floor is the technical floor.
The disadvantage of the project is the lack of balconies in one-room apartments, which are usually located from the 6th to the 9th floor. In addition, like almost all prefabricated houses of that period, the II-68-02 series does not meet modern thermal engineering requirements, and therefore freezing and the formation of condensate, mold and fungus on the inner surface of the outer walls of such houses are noted.
Features of floor plans
The planning decisions of the apartments in the II-68-02 series may differ depending on the modification of the standard design, construction site, number of rooms and quadrature, but all of them are reasonably thought out and convenient, which conditions the demand for such apartments on the real estate market at present.
This series is not included in the house demolition plan; in the early 2000s, most of the houses in this series underwent rehabilitation (scheduled overhaul) with updating the roof and replacing utilities.
The main advantages of this series are the presence of isolated rooms and a significantly increased kitchen area in one-room apartments - more than 10 m2, as well as separate bathrooms in 2- and 3-room apartments. Redevelopment of apartments in houses of the II-68-02 series is possible and has more options in comparison with panel high-rise buildings.

II-68-02 - a series of houses, presented in massive residential complexes with large sections. As a rule, such housing complexes are erected in areas where there is a high population density.
There are several varieties of II-68-02 with a different number of apartments per floor (up to 9), moreover, usually one-room ones. However, this project was not widely used. This is clearly demonstrated by the fact that throughout history only 60 houses of the II-68-02 series.
Mostly they were occupied by workers in construction and housing organizations. In addition, the buildings of this series were intended for diplomats of other states.

Features of the facade and construction of houses
As for the facades of houses, here you can see paired balconies, sometimes triangular in shape, which are painted white. It is noteworthy that in the initial modifications of the project, balconies are available only on one side of the house. The facades were traditionally gray, but in the seventies, architects apparently decided to diversify the series and released a series of these same houses in blue. Extravagantly.
The walls of the houses of the II-68-02 series are made of expanded clay concrete (not only between apartments, but also external). For construction, two types of blocks were used: for external walls - 400 mm thick, and for inter-apartment walls - 390 mm. The partitions between the rooms are made of gypsum concrete, the thickness of which is 80 mm. When creating floors, builders used panels with hollow chambers.
Elevators
2 elevators are allocated for each entrance: for lifting goods, as well as for people. There is a technical room above the top floor.
The main disadvantages of II-68-02 are the lack of balconies in the “odnushka” apartments and poor thermal insulation of the walls. The latter does not exactly meet modern requirements, which means that residents are faced with constant dampness, freezing of walls, mold and fungal formations.

Depending on what the modification of the standard design is, the layout of the apartments is also being modified. Despite the obvious disadvantages, it should be noted that the layout is well thought out, convenient - regardless of the number of rooms and quadrature. Not in vain today there is an excellent demand for apartments located in houses of the II-68-02 series.

Since the 2000s, scheduled repairs began in the houses of this series, however, housing did not fall under the demolition. First of all, the task was to completely renew the roofs, as well as replace communications, which for a long time had become unusable by 85%.
The obvious advantage of the II-68-02 series houses is their spacious rooms, in particular, in the kitchen, which is increased to 10 square meters. Separate bathrooms are worthy of special attention.
In many areas, you can see the capitals of 12-, 14-, 16-story houses of the II-68 series, since they were built almost until the end of the 90s of the last century. These block-panel buildings can include several typical sections or be single-section buildings of the "tower" type.
With the development of this project, the problem of the impossibility of building houses in more than 14 floors, existing at that time, was solved. To do this, architects proposed to use hinged panels as external walls. Modified versions of the II-68 series were called "staircases" due to the stepped arrangement of balconies. The II-68 series is not subject to demolition, however, many houses built under this project currently require overhaul, including repair of the entrance.
Design features of the series and facade decoration
In the buildings of the series, which have only 12 floors, exclusively large expanded clay concrete blocks were used during construction. In the “fourteen-story building” and above, the outdoor units were replaced with mounted three-layer panels.
The lack of houses, like the previous project series, remained low ceilings - 2.48m. The developers also failed to eliminate the mismatch of the wall thickness with climatic conditions, so the issue of thermal insulation of these buildings is resolved during the rehabilitation.
At the end of the 70s, they tried to ennoble the appearance of the gray houses of this series and the hinged panels began to produce a light blue color. The changes also affected the internal construction of the sections - a passage was added to the evacuation ladder through the common balcony.
The “pluses” of the series houses are spacious fire loggias and the installation of two elevators in each section - passenger and passenger. The houses have an attic and basement technical floors where engineering communications are located. Water heating, centralized.
Features of apartment plans
Apartments in houses of the II-68 series have an improved layout. The undoubted advantages of housing are spacious kitchens, isolated rooms. Internal apartment carriers are only some transverse interior walls in “kopecks” and “treshki”. The towers belong to the houses of the corridor type. On the floor there are 7 apartments: 2 three-room, 2 two-room and 3 one-room.
Houses built from several ordinary sections do not have loggias at the end. All of them are located on the facade on both sides. In this modification, on the floor there are 7 one-room apartments and 2 one-bedroom apartments.
As for the convenience of redevelopment in these houses, then, as noted above, all one-bedroom apartments can easily be converted to your liking. Of the two-room ones, difficulties can arise in the L-shaped modification. The long corridor at the entrance and the transverse load-bearing wall between the rooms are inconvenient here. Three-room apartments are not easy to change, they are elongated in length and have internal load-bearing walls.

The houses of this series are distinguished by unusual balconies, their shape is close to a triangle. They are located only on one side of the facade. On the floor of such a house there are 9 apartments. Of these: 6 one-room, 2 two-room and 1 three-room (there may be other options).
One-room apartments differ markedly in their layout. Only one of them has a balcony, the rest are on the opposite side and lack such additional area.
Two-room apartments are nearby, have almost the same quadrature, but differ in the arrangement of rooms and the size of the kitchen. In one of the apartments it is much smaller due to the poor layout of the corridor and bathroom. The same problem is in the "three rubles", redevelopment will be difficult due to the bearing interior wall.
Apartments II-68-03
The peculiarity of the houses of this series is the absence of one-room apartments in them. The building consists of several typical sections; the layout in it cannot be called successful. Most apartments do not have balconies and have small kitchens. On the floor there are 3 two-room and 2 three-room apartments. If desired, all of them can be successfully reconstructed by an experienced designer. You will have to work hard in the L-shaped three-room apartment, which is not very convenient for reconstruction.

These 12-story houses have an unusual shape, reminiscent of the letter V in plan. There are 8 apartments on the floors of the long sections: 3 one-room, 4 two-room and 1 three-room, all have balconies. A big plus - spacious kitchens (9-10 sq. M.). An important advantage of all apartments in this series is the ease of reconstruction. Here, even the "three-ruble note" does not have a load-bearing interior wall.

The designer was faced with the task: to turn an ordinary two-room apartment into a modern spacious dwelling with convenient functionality. What came out of it is up to you.
The project is not easy, according to it, almost all communications in the apartment were transferred; in place of the former kitchen, a small cozy bedroom appeared with its own bathroom and toilet.
Demolished all the old partitions. Instead of two adjoining rooms and a loggia, a large space turned out, which includes 4 zones: a living room, a dining room, a kitchen and a small corner for relaxation.

Turning a one-room apartment into a comfortable living space for a family of three is not an easy task. The designer took advantage of the potential laid down in this layout. A small area was "borrowed" from the kitchen in favor of the combined bathroom to accommodate a washing machine and bedside table.
All the old partitions were demolished, new ones protected the children's room from the corridor and the living room. The result is 3 separate compartments. The space of the kitchen, dining area and functional living room is combined. The little child’s room was between the rest area and the parent’s bedroom, of course, this is no accident: the baby will thus always be under the control of the parents.
"Three rubles" II-68-03
Three-room apartment project
This project was commissioned by a young sports family and successfully implemented. Please note that this is the notorious L-shaped "three-ruble note", which is so inconvenient for redevelopment. The architect was given a clear task: convenience, spaciousness and moderate originality. How did he deal with her?
I had to demolish the old and erect new partitions, to make the device of openings in the bearing walls. As a result, the kitchen and living room were combined into one space, which were separated by a two-level floor. The pantry, bathroom and bathroom turned into a spacious room for hygienic procedures, and the bedroom area increased due to reconstruction and insulation of the loggia.

The series was designed in the late 1960s. In total, about 800 houses were built.
