Who is the rental manager? The most common are specialists in the real estate market and managers in the rental of special equipment and machinery.
It would seem that with the development of the Internet, its widespread availability, the emergence of sites that are platforms for the exchange of information between tenants and landlords, an intermediary between the parties is not needed.
But the demand for the services of a rental manager is unabated, as it is difficult to refuse an assistant who provides peace and comfort to the parties.
What does a rental manager do?
The responsibilities of a leasing manager are determined by the area of the organization in which he works. There are some common points though:
- advising future clients of the company;
- communication with potential clients of the company, both tenants and landlords;
- execution, conclusion and execution of lease agreements;
- display of objects rent to tenants;
- selection of an object at the request of tenants;
- preparation of documents for registration and support of the transaction;
- work with objections and claims on rental objects;
- formation of a client base and a base of rental objects;
- receiving and transferring money.
Typical applicant requirements
employers want to see young and successful employees who can go to work at any time.
Requirements may vary depending on the duties established by the job description of a commercial property rental manager, consider the main ones.
One of the most essential qualities that any manager should possess is sociability, i.e. the ability to communicate and find a common language with almost everyone, regardless of age, wealth, upbringing and education.
This quality also implies constant communication with customers not only live and by phone, but also the free use of electronic channels for communication and communication, such as email, WhatsApp, Facebook, Instagram, Viber, Skype, ICQ, Telegram, etc.
Communication with people requires correct literate speech, and the preparation and drafting of documents requires written literacy.
The level of education may not be indicated in the requirements for the vacancy of a rental manager due to the lack of special education necessary for work in this area. At the same time, the presence of higher education will help to grow up the career ladder.
Renting special machinery and equipment requires special knowledge and skills, so technical education is required. A degree in economics or law will make it much easier to enter the job of a rental property manager. Also, having successful experience in sales or various commercial distribution companies will indicate the ability to communicate with customers.
Real estate agencies do not require walking in a suit with a bow tie, but neat and presentable appearance are generally welcome. Each employee is the face of the company.
Also, agencies in the job description indicate the possibility of a flexible schedule, which usually implies the same working day, but the boundaries of the start and end of work are often blurred. At the same time, they are required to be punctual and tactful in working with clients.
From the outside, it may seem that the duties of a real estate sales and rental manager allow for part-time employment, but this is erroneous. Preparing documents, searching for objects and communicating with clients takes a lot of time, so to achieve the result, you will need to clearly plan the schedule.
Given the itinerant nature of the manager's work, for example, for rental property in connection with showing objects, one of the conditions may be the presence of a car or a driving license.
If the work will consist in leasing the objects of the shopping center, then this requirement is not relevant.
In the requirements, the employer indicates such qualities as stress resistance, self-motivation, the ability to turn a client's “NO” into a “YES”. When working as a rental manager, it is not enough to communicate and talk about the capabilities of the company, sometimes you need to convince of the need to make the right decision, or at least control the timing and not delay the decision.
For example, several objects are selected for a client, each with its own interesting positive characteristics, which makes it difficult to make a final choice. Here it is necessary, taking into account the needs and characteristics of the customer, to lead him to the choice in favor of either the most expensive object, or the less rentable one. Knowledge in psychology and manipulation of human needs will not be superfluous.
One of the requirements for a rental manager may be to have their own client base, while many companies are ready to work with people without work experience by conducting their own training, training, explanatory conversations as needed in the working mode of the agency.
Approximate income
The profitability of the work of a rental manager in any field, whether it be real estate, equipment or something else, directly depends on number of transactions, the conclusion of which is the responsibility of a real estate expert.
The employer, in order to interest the employee, uses different systems payment. Real estate agencies set wages as a percentage of the transactions that the manager accompanied. In order to provide the employee with a minimum social package and fulfill all the requirements of the legislator for the payment of the minimum wages, the employee is paid the minimum established for the region, and the rest in the form of a bonus.
The job of a rental manager low entry threshold, due to the absence of the need to obtain special education and skills, does not require licensing. Given the above, the rental manager is one of the most profitable and in-demand professions.
Consider the level of payment per month by city of Russia:
City | Average salary |
---|---|
Moscow | 66849 rub. |
St. Petersburg | 40041 rub. |
Novosibirsk | 32796 rub. |
Kazan | 60585 rub. |
Nizhny Novgorod | 46778 rub. |
Rostov-on-Don | 58070 rub. |
Voronezh | 38846 rub. |
Krasnodar | 93922 rub. |
Ufa | 37592 rub. |
