Both path options are not pleasant: you will have to go past the industrial zones, and in the case of Vyborgskaya, also under the railway. In general, returning home to "Lilies of the Valley" at night looking is another adventure.
If it is easier to get to the neighboring "Medalist" and "Flamingo" from the side of Blucher Avenue, then to the "City of Masters" and "Lilies of the Valley" - from the side of Polyustrovsky. Both avenues are noisy and not very beautiful. If on Blucher the gaze rests on endless garages, then on Polyustrovsky - on a post-apocalyptic complex of electric power enterprises. Here you can shoot a movie of any degree of gloom without unnecessary scenery.
Alas, the floral aroma around "Lilies of the valley" does not hover. Closer to the construction site, it smells of garbage from a small but smelly garbage dump. Previously, there was a landfill on the site of "Lilies of the Valley" and on the territory of neighboring residential complexes. But developers claim that they removed all contaminated soil from their sites.
The "City of Masters" is already being populated and improved, acquiring a civilized look. Next up is Medalist. It's good that the "Lilies of the Valley" have such neighbors - without them it would be completely uncomfortable.

A lot of equipment, a lot of workers, and a lot has already been done: not only residential buildings are visible, but also parking lots. A point of sale near the construction site is standing, but does not work - the office says that a representative will appear there closer to September or already in the fall. It's a pity, because the only office of "LenSpetsSMU", where they can talk about "Lilies of the Valley", is located in a completely different part of the city - on Bogatyrsky Prospekt.
I'm getting closer to the construction site. A guest worker passing by politely greets me. After admiring the Lilies of the Valley, I decide to get out onto Blucher Avenue, but I can’t find a safe road. There is one path leading past frayed armchairs and rusty garages favored by local drunks. But at the end of it, Baron, already familiar from my trip to the dog, is waiting for me. Fortunately, no one sings on Bogatyrsky and does not demand money. I have never seen such a full house as in the LenSpetsSMU office in any office of any developer. Most of the visitors seem to have come to make treaties. I was taken to a consultation with the sales manager without a queue.

The first floors of "Lilies of the Valley" are given over to commercial premises. Shops, bakeries and pharmacies will also appear in neighboring complexes. But wheelchairs in the residential complex, which is being built by LenSpetsSMU, are not planned.

The decoration of the apartments, as it is presented in the booklet, looks decent. However, for a full-fledged "comfort" "Lilies of the Valley" still lacks a lot. The territory of the complex should be closed from strangers, wheelchairs and storage rooms should be provided in the buildings. Four more large residential complexes are being built nearby, and there are no kindergartens nearby, but there are industrial zones. The ecology in the microdistrict where "Lilies of the valley" grow leaves much to be desired. It is not so close to the metro on foot, and the path does not lie through the most pleasant and safe places. More than one year will pass before Polyustrovskiy and Marshal Blucher avenues acquire a cozy and civilized look.

The developer of the residential complex "Landyshi" is JSC SSMO "LenSpetsSMU". Construction is carried out within the framework of 214-FZ. Having analyzed standard contract participation in shared construction(can be seen at the end of the report), I saw the following nuances:
1. item 2.2. provides for the possibility of recalculating the cost of an apartment in case of a change in its area by more than 1 (one) sq.m., both up and down.
So when changing the area of the apartment by 0.9 sq.m. downward recalculations will not be made. This change in the area of the apartment may be significant for the shareholder, although the funds will not be returned to him.
2. item 2.3. provides that in the case of a non-cash form of payment, the Shareholder's payment obligations are considered fulfilled from the moment the ruble Money to the developer's bank account.
When making payments in non-cash form the interest holder needs to take into account the deadlines set by the bank for transferring funds from account to account.
3. 5. In this case, however, the Shareholder will be obliged to pay it within 5 (five) business days after the expiration of the letter of credit, and if by this time the Agreement is not registered for any reason, then within 5 (five) business days from the moment actual receipt of the Agreement with a note about state registration. Otherwise, the Shareholder will be considered to be in default of payment.
The developer will not reimburse the interest holder for the costs of opening a letter of credit, despite the possibility of obtaining funds from a letter of credit.
6. Clause 3.1.4. provides that on the day of signing this Agreement, the Shareholder must issue notarized power of attorney to the representatives of the Developer for registration of the Agreement with the authorized registration authority, to transfer to the Developer a receipt of payment state duty for registration of the Agreement with the authorized registration body, as well as transfer other documents (including: notarial consent spouse, notarized statement on the absence of a registered marriage, etc.) necessary for the state registration of this Agreement with the authorized registration authority. In case of failure to fulfill this obligation, the Shareholder is deprived of the right, in the event of a dispute, to refer to the absence of registration of the Agreement.

The residential complex "Lilies of the valley" from "Etalon LenSpetsSMU" is located in the Kalininsky district of St. Petersburg. Part of the cars will be placed in the parking lots attached to the buildings - a 5-storey car park for 157 cars and a 7-storey car park for 335 cars.
Environment
Residential complex "Lilies of the valley" is located near the industrial zone and busy avenues. Therefore, the ecological situation cannot be called favorable, rather it is satisfactory. The nearest green zone - Kondratievsky Garden - 1.2 km. A little further spread another garden - Lyubashinsky. The infrastructure in the microdistrict is developed at an average level. In the neighboring quarters there is a school, lyceum No. 126, a clinic, a concert hall, several supermarket chains. In 5 minutes by car you can reach the shopping and entertainment complex "Europolis".
