True, on the website (yuntolovo-spb.ru) you will not see a clear construction plan, deadlines for the implementation of queues and apartments for sale in buildings under construction. The developer will still adjust its plans depending on sales. “Maybe even high-rise buildings will be built there,” the manager in the office dumbfounded me.
In the meantime, surrounded by forests, there are the first 14 five-story buildings. The following quarters should be like this: low-rise and Scandinavianly restrained. Structurally, the houses consist of a monolithic frame, aerated concrete in the walls, mineral wool and bright plaster on the facade. The first phase has been completed and is almost sold out. Only one building from phase 2 will be put on sale next, but many apartments here are already booked. A few months ago, the company announced sales, but was not ready to begin paperwork. They assure that this will not affect the delivery time of the house, and, in accordance with the project declaration, it, and 2 more houses, will be handed over in August 2016 with the handover of the keys until February 2017.
And by the way, there are already changes. In new houses, the cladding will be brick, and the ceilings will “fall” by 15 cm, from 2.75 to 2.60m (this, according to the manager, is stated in the documents as 2.80m). It is not known what other changes will be expected by equity holders of the next stages, and one can only hope that they will be directed to the better. The construction of social infrastructure was not announced in the existing declarations, but in words, in the second stage, the first school and kindergarten will be handed over, and this will happen approximately in 2017. The territory of the entire complex will remain open, and spacious open areas will be allocated for cars. The houses will be heated by their own gas boiler.

There was only one type of studio, it seems to be the most popular product. Surely there were smaller ones, but this was the only option left. A spacious room of the correct square shape and with two windows will make it easy to convert it into a one-room apartment, if necessary. However, to improve such beauty is only to spoil it. The maximum that is asked here is a partition, and the rest of the space just wants to be turned into a chic living room. I would like to pay special attention to the huge bathroom and large hallway. Everything you need will fit, and you won’t have to overpay for non-functional meters. Bravo.
One-room apartments also want to praise. This time for the "game with squares". The parameters of living rooms and kitchens are constantly changing, and this opens up wide expanses for choice. Against this background, I even want to close my eyes to too large corridors in some apartments, especially since it is so convenient to organize dressing rooms in them. However, oddly enough, bathrooms have become noticeably smaller here. Although, other options may have just been sorted out. And if this is the best of what is left, then honor and praise to the designers.
In two-room apartments, it turned out that I rejoiced early. Strange metamorphoses took place with them and for some reason unimaginable bedrooms of 20 meters each appeared, with living areas of 15.
From the same "nowhere" appeared broken or serpentine non-functional corridors, with which one can only come to terms.
And the only glimpse in this darkness, to me personally, seemed like this option.
With a luxurious bathroom, a separate bathroom, an interesting kitchen, a spacious hall where you can make a dressing room. And that the living room is again with the bedroom of the same size - so the lack of fish and cancer is a fish. And, in extreme cases, you can make the euro version.
Three-room apartments were also overtaken by the "corridor" curse, but, fortunately, the designers came out of hypnosis at least at the stage of forming living rooms and bedrooms. It turned out good ratios of the areas of the premises, and the kitchen is always through the wall from the guest area.

The residential complex "Yuntolovo" is being built by the company "Glavstroy-SPb" - a subsidiary of one of the largest holdings in Russia. On the phone, they tell me that it is impossible to get to Yuntolovo on your own. However, a tour bus departs from the central office every weekday at 15:00 (on Saturday also at 13:00). Later it turned out that the facility also has a sales department, but the manager did not even mention this.
On the forums, many complain about the work of Glavstroy employees. Like, they speak rudely, and the documents are drawn up by "starvation". I partly understand these claims, because I myself was not delighted with the meeting with the manager in the Northern Valley when we wrote a review about it. So this time I mentally prepared for any outcome of events.
But it turned out to be wrong. At the central office, guests are greeted cordially, they speak very politely and professionally answer questions. The only negative I would call a long wait for the manager, although there were very few customers. However, a pleasant and responsive manager was able to offset this shortcoming. He presented the object, printed out the contract with him, and spoke about the terms of the acquisition. It turned out that you can buy a mortgage from the Bank "St. Petersburg" or in installments for a year with a rise in price by 12% per annum and with a down payment of 30%. It's sparse, but there is no choice. Sales are executed in accordance with 214-FZ, however, money is accepted before registration of securities, through a letter of credit. It's not a bad design, but it's not perfect. The contract also did not cause any complaints, it was drawn up in accordance with the law.
Further acquaintance with the complex continued on the bus. Throughout the trip, a presentation film was broadcast on the screen, encouraging you to write down your questions, which the accompanying manager will answer at the end. And he did answer. And people asked about infrastructure, roads, transport, parking and ecology. Here, let's start in order.
Infrastructure. When asked about the guarantees that everything promised will appear, the employee answered non-trivially: “They won’t leave us until we build everything.” On the one hand, it sounds encouraging - it will, then. On the other hand, everything said by an employee during performance is an expression of the position of the company, and it turns out that everything will be only if you achieve it yourself. That is, you will have many years of waiting, appeals to various authorities, calls to the media, rallies and so on. Not the best entertainment for your own money, and how to live all this time? There is nothing in the area today. In the truest sense of the word, nothing. Nearest locality Olgino is about 4 kilometers from here. There are: one school, 2 state kindergartens, 1 commercial preschool and several grocery stores. Per medical care and entertainment will also have to go to the city.
Along the way, you will meet the Garden City shopping center, which sells goods for suburban real estate, the Land premium grocery hypermarket, and the OBI construction goods store. Glavstroy has high hopes for the development of these places after the construction of the Gazprom tower. However, even if these dreams come true, it will not happen until 2018. Apparently, the history of the "Northern Valley" did not teach the developer anything, because the situation there was exactly the same. For a very long time, at the only exit from the giant quarter, people were jostling in traffic jams for 40 minutes. And when 70 thousand residents come to Yuntolovo, then "everything will repeat itself, as of old." The manager, in turn, talks about some city projects to connect the Primorskoye Highway with the Western High-Speed Diameter, as a result of which 6 (!) New exits will appear. Transport. There is no 10 minute access to the subway. The Glavstroy-SPb company employs good builders and even better marketers. If the former simply perform their work qualitatively and on time, then the latter surpass themselves. They draw such fabulous pictures of how good it is to live in Yuntolovo, which is already breathtaking! They say that the city is only 11 km away, and the metro is 10 minutes away, and the day when its own station will appear is not far off! And this is not counting that there is a wonderful forest around, and on the territory - the richest infrastructure is already being built, from kindergartens and schools, to a cinema and a stadium. In reality, to put it mildly, it is not quite so. And some of these stories are pure fiction, and some are too distant and unsteady projects. I am not saying that the complex is bad, but I urge you to take everything critically and independently evaluate both the real state of affairs and the prospects. LCD "Yuntolovo" - a classic economy class with all the ensuing disadvantages: complicated transport accessibility, lack of infrastructure, long-term improvement, cheap finishes. At the same time, I would like to note that a rare developer builds economy in clean forests near the bay, sells according to 214-FZ and has a reputation for royal accuracy.
Getting to the residential complex "Yuntolovo" was not as fast as it was stated on the website of the facility. I drove to the residential complex by car on a weekday around noon at a decent speed, while the journey took me about 25 minutes. The navigator built a route from the Staraya Derevnya metro station, passing along Primorskoye Highway - the shortest way to the object. Therefore, I can safely assume that during rush hour the road will take about 2 times longer. I would like to note that after the Primorskoye Highway, the road goes through Konnolahtinsky Prospekt, which is not illuminated at night, and in winter it is very slippery there. With lighting, the developer plans to resolve the issue, as I was told in the sales department.
From the nearest metro station "Staraya Derevnya" to "Yuntolovo" can be reached by public transport. To the residential complex from the railway station "Staraya Derevnya" there is an electric train to the station "Olgino", and then you need to transfer to the 112th bus. Or from the metro station "Chernaya Rechka" you can take the 210th fixed-route taxi. The minibus goes along Savushkina Street, which is known for its constant traffic jams every day. There is no underground parking in the residential complex, but there are open parking places outside. As long as the houses are not fully occupied, there are no problems with parking. The driveways in the yard are wide, there is no feeling of constraint even if the cars are parked on both sides. The construction of a parking lot is provided only for the construction of new queues.
The houses are located quite close to each other. The courtyard area is open, it is equipped with children's playgrounds, young trees and a lawn are planted. The courtyards have a quiet calm atmosphere, and the complex is surrounded by forests, but noise from the construction site is constantly heard. Despite the fact that the houses are not yet fully populated, Yuntolovo does not seem deserted. Many children play in the yard, and workers scurry around, who, according to residents, can enter any entrance, which causes them concern.
Behind the house there are still unennobled areas. The developer cannot influence the state of the Yuntolovsky reserve in any way. And the forest that surrounds the complex will gradually be built up with new Yuntolovo lines. The residential complex has no neighbors. In the future, the location will be even more actively built up, because. the sensational Lakhta Center is being built a 15-minute drive from the facility.
Underdeveloped social and shopping and entertainment infrastructure
The residential complex "Yuntolovo" is located in a location with not enough developed infrastructure. On the block, I saw only the Dixy grocery store, as well as a pharmacy. There is nothing else on the site. There are no banks, restaurants, cafes, fitness centers and shopping centers. For infrastructure facilities, you will have to go to the Primorsky district, to Savushkina Street. Without traffic jams, you can get there in 15 minutes, but, I repeat, traffic jams on this street are common.
There are no social institutions near the residential complex "Yuntolovo", the nearest kindergarten and school are located in the village of Olgino, and the nearest hospital on Optikov in the Primorsky district. But since the government of St. Petersburg obliges developers to build social facilities in areas with poorly developed infrastructure, a kindergarten for 250 people (2017) and a school (2018) will soon appear on the territory of the residential complex. I passed by kindergarten already built 2 floors. In total, the project provides for the construction of 17 kindergartens, 10 schools and 3 sports complexes. Also, as the quarter is built up, Glavstroy will also build medical facilities, and a police station will appear on the territory. In addition, Glavstroy plans to organize a rowing school in Yuntolovo. The developer does not announce the terms, and for now we must be prepared to live without all this.
Places for walking and ecology
As I said earlier, the residential complex is located in close proximity to the Yuntolovsky Reserve. The river Yuntolovka flows nearby, and there is a lake Lakhtinsky spill. In 10 minutes you can drive to the Gulf of Finland. The forest belt nearby is not ennobled, the residents of the already populated queues even stumbled upon snakes there, so you need to walk carefully with children. Mushrooms and berries grow in the forests, and local fishermen trade their catch in the river.
You understand that after the completion of the construction of the quarter, Yuntolovo will be a very quiet place, surrounded by forests, on the one hand.
On the other hand, nearby, in the village of Olgino, there is the Northern Aeration Station of the Vodokanal for sewage treatment, in addition to this, in the north, there is a solid waste landfill. All this is a source of periodically appearing unpleasant odor. Residents of this and neighboring locations are concerned about this problem, perhaps in the future the government will be able to resolve this issue.
Significant objects nearby
In 2018, in the location where the Yuntolovo residential complex is located, it is planned to open the Lakhta Center - a public and business complex and the headquarters of the Gazprom company. This will fundamentally change the status of the microdistrict, as well as create about eight thousand new jobs, which will definitely lead to the development of small and medium-sized businesses.
The Lakhta Center will house: a planetarium, an observation deck, an exhibition hall, a large cinema, an amphitheater overlooking the water for city events, a congress center, and a scientific and educational center. This center can become an alternative to the historical center. The coastline of the Gulf of Finland will be improved, and a pedestrian bridge will connect the space of the complex with the park of the 300th anniversary of St. Petersburg.

Evaluation of planning decisions
There are very few studios left for sale, the minimum area of an apartment is 25.2 m 2, the maximum is 37.54 m 2. The studios have balconies from 2.58 m2 to 3.74 m2. Most of the apartments have a rectangular layout, but there are also beveled corners. You can also choose an apartment with a large hall or bathroom, the area of the room varies from 13 to 26 m2. Bathrooms in the studios are only combined.
Layouts one-room apartments very diverse: there are elongated, rectangular, irregular geometric shapes. The apartments have both small halls from 5m 2, and with a place for a dressing room from 9 m 2, and there are also quite large 11m 2, comparable to the area of the room itself. For sale there are euro-bedrooms with a kitchen of 23m 2, the smallest kitchen area is 10 m 2.
The layout of the two-room apartments is also varied. In addition to apartments with a regular shape, there are also apartments with a completely inconvenient layout - in which all rooms except the kitchen have an irregular geometric shape. There are apartments with European layout, although the kitchen is only 15 m2. The area of kitchens varies from 9 to 15 m2, and balconies from 2.8 to 3.2 m2. Not every apartment has balconies. The size of the halls in some kopeck pieces is comparable to the size of the rooms in the apartments. There are apartments with two bathrooms.
The apartments with the largest area in the residential complex "Yuntolovo" are three-room apartments. All of them are of the correct geometric shape, without balconies if located on the ground floor. The largest area of the room is about 19 m2. Some have a narrow corridor, as much as 14 m 2 in area. There are apartments with two bathrooms.
The layouts in the residential complex are varied, but it cannot be said that all of them are comfortable. Depending on the section, the number of apartments per floor ranges from 5 to 12, which is not entirely comfortable for some buyers.
Finishing in the residential complex
In a residential complex, you can see the apartment on your own, without the presence of a representative of the developer at the facility. With full confidence, the keys were given to me, and I went to inspect the housing.
The decoration of the halls in the house is very modest: the walls are simply plastered and covered with yellow paint, there is linoleum on the floor. The house is equipped with silent elevators by OTIS, and at the entrance there is an elevator for people with limited mobility.
I started to inspect a two-room apartment in the 1st stage of construction (commissioned in the 4th quarter of 2014). The apartment is located in the third section on the fourth floor, total area 37.5 sq.m. I liked the layout of the apartment as a whole, it is square in shape, but there is no balcony. I note that in "Yuntolovo" you can buy an apartment only with a full finish, although many, I'm sure, would prefer to refuse it. There were also many complaints from residents of another object of Glavstroy, the residential complex Severnaya Dolina, about shortcomings in the finish, most had to gradually redo fresh repairs after settling in.

The residential complex has an outdated heating system, in which risers pass through all floors, but at least there is a thermostat.
In the houses of the first stage there is no intercom, the decision to install it lies on the shoulders of the residents. In the second and further it is provided, as well as glazing of balconies, but the prices there are already higher.
There is no garbage chute in the house, pohto is located 50 m from the entrance.
There is not a very pleasant smell in the apartment and the entrance - either whitewash, or pipes. Representatives of the builder, who gave me the keys, say that this is because the house has not yet been fully occupied.
On the one hand, repairs have been made in the complex - call in and live. On the other hand, it is very simple and not modern. In the bathroom, the walls are simply painted - they need to be tiled, all pipes and counters are visible, the cheapest plumbing is used - it is also better to replace it. The bathroom has a connection point for a washing machine, but there is no drain. The kitchen does not provide communications under dishwasher, you will need to resolve this issue yourself.

The only alleged competitor of the Yuntolovo residential complex so far is the Lakhta-Park residential complex commissioned in 2015 from the Concord company. Lakhta Park is cottage village with apartments that do not belong to residential premises.
In addition to the fact that Lakhta Park has little in common with the Yuntolovo residential complex, the table shows that they are in completely different price ranges. Therefore, we can safely say that in the location where the Yuntolovo residential complex is being built, it currently has no competitors.

Having analyzed the typical DDU of the Yuntolovo residential complex, which you can see at the end of the report, I noted the following points
- Clause 1.1 states that land plot, provided for construction, belongs to the Developer on a leasehold basis. If you need to study the terms of the lease agreement in more detail, ask the developer for this agreement. They are required to provide it.
- Clause 3.3.1 Provides for the opening of a letter of credit. By default, all expenses for its opening are paid by the Participant shared construction. However, clause 3.12 gives the right to choose between a letter of credit and the usual non-cash settlement procedure (at no additional cost).
- Clause 4.1.3 imposes an additional burden on the Shared Construction Participant, which obliges him to provide the Developer with a notarized copy of the contract of assignment of the right to claim.
- Clause 4.1.6 provides for the obligation of the Shared Construction Participant not to carry out redevelopment, reorganization of the Facility before receiving a certificate of state registration ownership. However, the risk of accidental destruction of the Object and its full maintenance and service are fully borne by the Developer from the moment of signing the acceptance certificate. Indeed, in most cases, equity holders begin repairs, including starting it with redevelopment, immediately after signing the acceptance certificate.
- Clause 4.1.10 provides for the obligation of the equity holder to provide notarized power of attorney to represent his interests in the registration authority, in the form established by the Developer, for a period of at least 1 year. In addition, the interest holder is obliged to provide a new power of attorney and other documents at the request of the Developer within 1 day.

In the event that the developer changes the method of securing the performance of obligations to bank guarantee, and if there are problems with the completion of the construction of the facility, the equity holder will not know where to turn. - According to the Addendum to the Agreement, the Developer postpones the transfer of the shared construction facility in 3 stages by more than 1.5 years (from Q1 2017 to Q4 2018).
