Construction of low-rise houses for sale. Business in the construction of wooden houses Open a company for the construction of wooden houses
Construction of houses for sale is one of the most profitable businesses. But nothing is free, and therefore this business is one of the most expensive. Moreover, large investments are constantly required for each new building. But if you are still driven by the desire to create big business— building houses for sale can be a source of considerable income for you. How to open construction company and what is needed for it, we will tell you in this article. We also recommend that you read the articles: and
How to build a business - building houses for sale
Building homes for sale may seem complicated and a long way off to make a profit. But in fact, it is not that complicated. At the registration stage, in addition to the standard procedure, you will need another one - membership in an SRO. SRO is a self-regulatory organization that will allow you to engage in construction. Without membership, your buildings will be illegal.

Where to get land for a construction business?
You can’t just build on empty land; you need to buy it. If you are planning to develop a cottage community, then buying land can be a good investment. After all, after its improvement, its price will skyrocket several times. Moreover, selling a cottage with land will bring more profit. But at the same time, for the construction of an apartment building the required land area is much smaller. A plot comparable to two or three cottages is enough. And land costs will pay off faster.
Also, to begin construction, surveying, measuring the land, and laying out communications will be required. It is logical that for an apartment building this work will be needed much less. Therefore, many construction companies prefer to start with the construction of high-rise buildings.
Wage-earners
In addition to the obvious team of builders, such a company will require other specialists. These are planners, designers, programmers, lawyers, accountants.
The business of building homes for sale has seen some changes compared to past years. Today, hiring builders is approached much more seriously and scrupulously. “Visitors of neighboring countries” without registration and work permits may result in a large fine.
As for lawyers and accountants, you will not need their services on an ongoing basis. Therefore, in order to save money, it would be wiser to hire an incoming specialist or outsource this work.
Machinery and equipment
Many start-up companies use rented equipment. But it’s better to buy out the equipment at the first opportunity, and you can do it gradually. To build houses you will need the following equipment:
- Heavy construction equipment
- Equipment for working with concrete and other solutions
- Equipment for cladding work
- Lighting
If your company will also be involved in repairs in finished buildings, then you will also need equipment for repairs.
Heavy construction equipment- This is the most necessary and expensive equipment for buildings. This includes cranes, bulldozers, tractors, drilling rigs, etc. Most often they are purchased on lease.
Equipment for working with concrete It's cheaper, so you can buy it right away. These include concrete mixers, concrete pumps or mixers, pneumatic pumps, a plastering station, a bucket for mortars, etc.
Cladding works carried out using formwork, scaffolding and scaffolding. Sometimes they are replaced with ordinary cranes when it is necessary to carry out work at the very top. Temporary lighting is required for construction site. For this purpose, xenon lamps with white light are most often used, as they are capable of illuminating distant objects.
Construction materials
The materials for each type of house will be different. For multi-story buildings, panels are usually used. Thanks to the large panel area, such a house is “assembled” quite quickly. True, panel houses require additional insulation, otherwise it will be cold inside in winter.
Brick is one of the most expensive and highest quality building materials. Brick houses are in greatest demand. True, the cost of expenses here is much higher than that of panel ones. This is why the final price of housing will be high.
Frame technologies are widely used today for cottage buildings. The cost of building such houses is relatively low.
Conclusion
In order to open your own construction company, it is best to start from the outskirts of the city. Due to the high profitability and age of this business, the competition here is impressive. But still, every time more and more new development organizations appear, which find ways to break out and confidently exist side by side with the “old-time companies”.

Even on competitive markets you can earn money. Three university graduates from Kirov began building houses three years ago; in 2016, profits exceeded 22 million rubles. Today they are betting on house kits of their own production

“Before meeting with our first clients, the guys and I didn’t shave for a week: we tried to look older, more respectable,” recalls Mikhail Ponomarev, 27-year-old co-owner of the StroysyaVyatka company. Three graduates of the Kirov university began building houses in 2013, and within three years their company’s turnover grew to 75 million rubles.
Future partners Mikhail Ponomarev, Dmitry Zykov and Philip Chervyakov studied in the same group at Kirov VyatGU. Having received diplomas as civil engineers, Mikhail and Philip got jobs at the local company KChUS as construction and installation work foremen, and Dmitry tried to start his own business in the same field. But things were not going particularly well: hired work brought in 15 thousand rubles. per month, but the company never worked out: having assembled a team, Zykov built only a couple of custom houses. Having decided that they had nothing much to lose, the young people quit their jobs and scraped together 50 thousand rubles. for three and opened a joint business - building cottages.
In Russia, thousands of companies build custom cottages and country houses. Instead of standard wooden or brick houses friends decided to build frame ones - and, it seems, they got the niche right.
Construction fashion
A frame house is a prefabricated structure made of wood, metal or sandwich panels. According to Andrey Bannov, head of the TechnoNikol House project, in the USA and Canada frame houses account for more than 70% of all cottages being built, in Scandinavian countries - up to 90%, in Russia frame technologies are used in only 20% of cottages.
The fashion for frame construction came to Russia in the mid-2000s, says Egor Gribov, commercial director of the Izburg company. The most progressive in this regard were the northwestern regions (St. Petersburg, Karelia, Komi, Murmansk, etc.). Today's market frame construction is not consolidated, Gribov is sure: there are dozens of companies operating on the market, none of which occupy a significant share. Among the most notable are Terem, Zodchiy, Nanosphere Group of Companies, Good wood, Izburg, etc. Companies that rely on this technology have to compete not only with each other, but also with those who build brick houses , blocks and panels: clients who decide to build a house often cannot decide whether they want a log house, a stone palace or a wooden frame, says Gribov.
“The consumer gradually began to understand that a frame house can also be ultra-budgetary country house, and a respectable cottage, the cost of which will be significantly lower than a similar one brick house. And it’s easier to operate than a log house—you don’t need to monitor shrinkage compensators,” says Bannov.
According to Rosstat, in 2015, 85 million square meters were put into operation in Russia. m of housing, of which 35 million sq. We accounted for individual housing construction, these are low-rise private houses and dachas, which are handled by StroyyaVyatka.
The director will build
“In Scandinavia and the USA, the frame construction market was flourishing, and we believed that in a year or two the fashion for frames would come to Russia,” recalls Ponomarev.
Frame houses are on average two to three times cheaper than brick houses, the entrepreneur assures. They can be built at any time of the year, because the technology does not contain so-called wet processes (for example, concrete work or planting bricks on cement), and they can be used as a foundation. screw piles. You can build a frame house in two to four months.
There are also disadvantages: wooden frame houses can transmit noise and, as a rule, are not as durable as stone houses. According to Mikhail Ponomarev, the image of frame house building has been largely spoiled by unprofessional teams: “In our business, accuracy is more important than anywhere else: if you make blanks on your knees, without the necessary equipment, you can put together a frame house, but it won’t last long.”
Frame construction technologies were not taught at the institute; the founders of StroysyaVyatka had to look for information on their own. YouTube helped. “There is such an American - Larry Hohn, a guru in this field. We watched enough of his videos, bought everything he recommended on eBay: a circular and miter saw, a pneumatic nail gun, a compressor with hoses, gloves, hammers and hacksaws,” recalls Ponomarev. Several more months were spent studying specialized literature, which had to be translated from English.
In September 2013, the partners registered StroysyaVyatka LLC with equal shares of ownership. But clients didn’t line up: advertising on Avito and From Hand to Hand didn’t help. “We first bought everything, and then we started thinking about how to find orders,” Mikhail laughs. Then entrepreneurs began to offer their services not only in Kirov and the region, but throughout the country, and set a minimum price for work - 6 thousand rubles. for 1 sq. m. A month after the launch, they received the first order to build a frame for a house with an area of 180 square meters. m in Nizhny Novgorod.
The partners went to sign the contract in old Zhiguli cars. There was no money to hire builders, so the entrepreneurs decided to build the house together. “I tried in every possible way to create the image of a serious company and described to the client how fabulously lucky he was: he would come to build his house himself CEO company! - Ponomarev laughs.
For the construction of a frame and roof from a profile sheet, the engineers charged the customer 250 thousand rubles. - almost half as much as competitors offered. Therefore, the company did not receive any profit; the partners only paid each other 10 thousand rubles. salaries. “We are seriously thinking about giving up all this and going back to hiring,” admits Ponomarev. “But they gave the business another chance.”

The entrepreneurs decided to actively look for clients in Moscow. They raised the price per meter of construction to the Kirov average of 10 thousand rubles, but by Moscow standards they still charged cheaply. The second order arrived at the beginning of 2014: a house in Chekhov near Moscow with an area of 180 square meters. m with full finishing, three founders and one hired carpenter built it for 1.8 million rubles. They were built entirely of wood, the walls were insulated with mineral basalt wool, and vapor barrier, wind and water protection were provided with special membranes. “The client confessed to us later: he thought that we would cheat him, the price was so ridiculous for Muscovites,” recalls Mikhail.
We have already managed to earn about 250 thousand rubles on the second house. arrived. “For us it was some unreal money!” - Ponomarev admits. True, they almost lost their money that same day: they stopped to celebrate their earnings at a roadside cafe and forgot their bag there. Everything ended well: the cashier returned it to the owners.
Muscovites did not trust companies from the region and wanted to see examples of finished works: major competitors have built entire demonstration towns. But Kirov entrepreneurs did not have money to build exhibition houses. The client came to the rescue. “We managed to make friends with our first Moscow customer. They just called and said: let people in for the tour, and we’ll give you a bottle of cognac. That’s what we agreed on,” says Ponomarev.
The first year of work was a serious test for the founders. “We sat in the office from early morning until midnight, trying to figure out how to attract clients, what to do with the price, and at the same time learning how to build ourselves,” recalls Ponomarev. “By the end of the year we were like three squeezed lemons.” In total, in 2014 they built about 20 houses. Revenue amounted to 23 million rubles, net profit - 4.6 million rubles.
The crisis helped: since mid-2014, orders began to arrive steadily from different cities of the country. “When people had money, they preferred to spend it the old fashioned way on long and expensive brick construction. When there was no money, many decided to take a risk, and the demand for frame houses began to grow,” says Mikhail. Entrepreneurs bought wood in their native Kirov, workers' salaries also did not increase - the currency jump only played into their hands.
The scheme for entering the market of the capital region, where well-known market players such as the Zodchiy and Terem companies traditionally invest heavily in advertising, turned out to be simple. The partners decided not to open an office in the capital, but to sell houses remotely via the Internet. A friend made their first simple website out of friendship, but in 2015 the entrepreneurs decided to update it. We first ordered it from an online agency, but they didn’t like the result. As a result, they hired a web designer who made a new website with lots of photos, a construction calculator and support on social networks. They also made a YouTube channel about frame construction.
“Our Moscow competitors actively promoted frame construction: they built demonstration towns, published newspapers, but in the end the client still goes to the Internet, looks at prices and reviews of other people; this is where we wait for him,” says Mikhail. According to him, savings on marketing and office allow us to keep prices 30% lower than those of metropolitan companies.
Like at IKEA
Now the founders of StroysyaVyatka no longer go to construction sites themselves: they hire crews throughout the country, with whom a contract is concluded. Usually about 20% of the project estimate is spent on paying workers. Their work is controlled by the production department: once a week the workers send a photo report, and StroysyaVyatka employees come to take part in each stage of the house’s construction.
Entrepreneurs decided to launch their own production of frame panels; previously they purchased them from other manufacturers: this would allow them to reduce costs and lead times. A suitable site was found not far from Kirov, in the village of Ozhegovshchina. The land was municipal, and in order to rent it, businessmen had to knock on the doorsteps of the local administration for six months. “We presented the project to five commissions, but we were rejected over and over again. At the last stage, they still took pity: it seems to me that we simply starved them out,” says Mikhail.
Nine acres of land were rented for a symbolic 1.6 thousand rubles. in year. For the construction of a hangar with an area of 440 sq. m and the purchase of special tables for assembling frame panels, entrepreneurs spent about 1 million rubles. from profit. Today the company partially owns and partially leases 50 acres, paying 16 thousand rubles for the plot. in year. According to Ponomarev, processing wood on its own allows the company to save up to 30% on raw material costs.
Our own production allowed us to experiment. The founders tried to make house kits: ready-made frame houses, all parts of which are first produced according to sketches, and then packaged and sent to the customer. This scheme gave the client a choice: to completely entrust the production and assembly of the house to the Kirov team, hire a team in their city, or even buy a “house in a box” and assemble it with their own hands. This is an atypical approach for this market. According to Mikhail, all the main competitors usually sell a frame house “as a service, not as a product” - they build it on the customer’s land: it is not profitable for construction companies to have people assemble frame houses themselves.
"We created to madness detailed instructions assembly, having painted everything down to the last nail,” Ponomarev boasts. “If you have your hands and a couple of strong friends, putting a house together won’t be difficult.” This handmade option will cost on average 50% less than a house built by a team. For example, a hundred-meter house costs about 350 thousand rubles.
Now the sale of such designer houses already accounts for about 40% of StroyyaVyatka’s revenue. The founders have high hopes for the technology: “It’s the same IKEA, only you’re not assembling a cabinet or a table, but a whole house.” “This technology is the future of construction,” says Yegor Gribov. His company also plans to focus on home kits, but is still working on technical documentation and instructions. “Everything needs to be provided so that the house can be assembled by anyone without construction experience,” he says.
Since 2015, in addition to classic rectangular frame houses The Kirov company also began producing triangular and dome structures. This wooden houses spherical in shape, which, like conventional frame kits, consist of processed and interconnected blocks of wood. The main feature of domed houses is their unusual design; the structure resembles a large wooden yurt. Price per 1 sq. m of such a house - 10-12 thousand rubles.
Domed houses are still exotic for Russia, says Ponomarev: in two years of work, StroysyaVyatka built only 15 such houses, most of them in Tatarstan.
Bet on summer residents
Creating home kits is an expensive proposition. The partners had to purchase an automated press and a complex for sawing wood made in Canada for 10 million rubles. Part of it was invested from profit, 1 million rubles. managed to take in local fund support for entrepreneurship at 9% per annum, the rest of the amount was borrowed from banks at 15% per annum. Now it takes about 400 thousand rubles to pay off loans. per month.
Russian legislation prohibits the construction of buildings using wooden frame technology above three floors. According to Ponomarev, this blocks frame builders’ access to the huge market of multi-storey residential buildings and hotels. Now 90% of orders from “StroysyaVyatka” are country houses, cottages and baths, although in the northern regions people are increasingly building frame houses for permanent residence.
The frame construction market in Russia is growing rapidly and, in fact, is just emerging, Andrei Bannov is sure. Only the low-cost segment of frame housing construction is densely filled ( small houses up to a million rubles), in all other segments the number of new companies specializing in frame house construction is constantly growing, and they do not interfere with each other yet.
,>The problem of housing construction is still acute in our country. The demand for comfortable individual housing remains consistently high even in conditions unstable economy and falling living standards of the population. This business plan for the construction of frame houses will help entrepreneurs open a socially significant business that will help in solving the most important problem.
General concept of the project
The construction of frame houses is one of the most profitable and promising areas in the development of low-rise construction. The variety of designs and designs of these structures, low costs of construction and finishing, simplicity of technology and the absence of the need to use bulky equipment create attractive conditions for starting such a business.
In frame construction there are two main technologies:
- Using the floor as a base (platform) for the construction of vertical building elements;
- The use of a post-beam system, in which all frame construction the future house is a complex of interconnected beams and posts.
Both of these technologies allow, by increasing the length of vertical and horizontal elements, to flexibly adjust the area of buildings and their number of storeys. After the frame is erected, it is subjected to double-sided cladding. As a rule, it is made from plasterboard or wood from the inside, and from moisture- and windproof materials from the outside. There is insulation between the facing layers.
The advantage of frame construction is also the possibility of combining it with panel construction, when the panel with strapping is fixed to the frame, sheathed on both sides, between which insulation is laid. Investments in the construction of such houses are small, so they are becoming increasingly popular in Russia. When using high-quality materials and proper care of the house, its guaranteed service life is at least 50 years. Compared to a brick house, the costs of constructing a frame house are approximately 25-30% lower. In addition, there is no need to use expensive specialized equipment and machinery - such a house can be built by a small team of builders in just a few weeks, and at any time of the year, because the technology does not have so-called “wet” processes.
Our example considers the use of the “DKR” technology, developed by experienced practitioners in the field of construction of frame structures. They celebrate high profitability construction of houses using this technology, which confirms our business plan for the construction of frame houses with calculations.
Market analysis
World experience clearly demonstrates the obvious turn in individual construction towards wooden buildings. Such housing is currently perceived not only as the most comfortable and environmentally friendly, but also as prestigious.
In our country, the share of wooden frame house construction still remains very small, although it is constantly growing. last years. The Russian market potential is assessed by world experts as one of the most promising due to the fact that our country has 25% of the world's timber reserves, relatively cheap labor and modern technologies in this industry.
As experts say, the fact that today many developers choose houses made of brick and stone is due to the Soviet legacy, when almost any individual housing construction was not held in high esteem. This directly affected the quality wooden houses, the very demand for wood as an effective building material.
Currently, the wood frame house construction industry is growing steadily. Thus, over the past 20 years, its volumes have increased 6-7 times. According to official statistics from Research.Techart, approximately 7 million square meters are built in the country every year. m of wooden houses. And this growth is facilitated by lower prices.
According to regional statistics, wooden houses are most widespread in the Siberian, Northwestern, Ural and Far Eastern federal districts. In the North-West region there is an increasing transition to innovative technologies of frame house construction. There is also a trend such as a heterogeneous distribution of house types by area between regions. In the regions, small buildings are more in demand.
Frame houses on the market are positioned as the cheapest and most affordable type of housing. This is partly due to the spread of SIP technology, as the most promising for our conditions.
There are also some limiting barriers to the further development of the industry. First of all, we're talking about about the difficulty of instantly increasing construction volumes. In the medium term until 2020, the annual growth in wooden frame housing construction will increase by approximately 10-12%, and in certain regions - by 20-25%. Thanks to this, Research.Techart’s forecast envisages achieving a market volume of 30 million square meters by 2020. m.
The market for frame houses in the country remains very large. This is due to the low cost of materials and the still modest level of use of wood as a building material. Abroad, the indicator of its demand is 10 times higher than in Russia.
In the near future, according to experts, frame-panel technology will become the most popular, accounting for 64% of the total volume of wooden house construction.
Licensing of activities
To carry out work on the construction of low-rise frame houses, obtaining a license is not required. The founder registers his business as individual entrepreneur and operates under a simplified taxation system (6% of profit). This choice determines the high profitability of construction and significantly reduces financial and administrative costs.
Recruitment
For the construction of frame buildings, at the initial stage of the project, specialists are attracted who will work under a contract. The brigade includes:
- Project manager (responsibilities are performed by the founder, combining with the functions of a manager).
- Foreman
- Specialists in the construction of foundations, assembly of wall frames, installation of hydro- and vapor barriers, water supply and sewerage systems.
- Finishers.
Accounting services are outsourced.
It is not planned to select premises for an office at the initial stage of development of a business project.
Labor costs (data calculated for one home):
Name of specialty | Payment for the contract | Number of specialists involved | Total (in rub.) |
Foreman | 50 000 | 1 | 50 000 |
Foundation construction specialists | 35 000 | 2 | 70 000 |

To promote services for the construction of turnkey frame houses, the following activities are planned:
- Creating your own business card website with the ability to order a house project and a gallery of completed works.
- Organizing advertising messages in local newspapers, magazines, television and radio.
- Working on social networks.
- Placing banners on elements of urban transport infrastructure.
The main marketing resource of the enterprise is the high quality of construction services provided and a flexible pricing policy.

Project payback
The payback period of a project depends on a number of factors, the main ones being regional and seasonal. Average sale price frame system houses built using the DKR technology is 3.5 million rubles.
We take into account the following factors:
- Construction is expected to be carried out from April to October using a stage-by-stage conveyor method (the transfer of specialists from one type of work at one site to another).
- The average turnkey construction time for a frame house is about 2 months.
During the season it is planned to build 8 houses. At this rate of construction, the total revenue will be 28 million rubles, and the total costs will be 22,972,640 rubles. Potential Risks
There is high competition in this area of business, which will only increase in the coming years. This factor is the main type of risk that may accompany the implementation of a business project. At its initial stage, minimization is achieved by choosing the narrowest specialization in construction and pursuing an active marketing policy.
The risks associated with the low qualifications and labor discipline of the specialists involved in the work are high. They are leveled out at the preparatory stage by conducting a competitive selection of employees based on recommendations.
The seasonal factor is most noticeable during periods when construction is impossible due to weather and climatic conditions, therefore it is closely related to the regional location of objects.
In general, the construction of frame houses and structures is a type of activity with an overall average level of potential risks that are eliminated through the competence and diligence of the founder.

The first necessity for a person is the need for housing. The demand for residential real estate is constantly growing. This is evidenced by the constant growth in sales and the increasing commissioning of new buildings. Therefore, investing in the construction of multi-storey buildings is a profitable and promising type of business.
The main activity of the enterprise will be the construction and sale of residential and commercial real estate, as well as the management of these houses after construction.
For this business plan, the total height of the building is 10 floors. The house includes 5 entrances. There are 3 apartments on each floor: 1 one-room apartment with an area of 35 m2, 1 two-room apartment - 60 m2 and 1 three bedroom apartment- 90 m2. It is necessary to build monolithic house. This will significantly reduce costs and speed up the construction process.
To open and begin construction, it is necessary to collect permits and prepare technical documentation. An important factor is the presence of specialized education. For the director and other employees of the company, having a specialized education is mandatory. Without this, the company will not be able to obtain a license to carry out work on engineering surveys, preparation of design documentation, construction, installation and other works. Permission to perform this work must be obtained from self-regulatory organization(SRO).
Initially, the organization needs to select a land plot. Search land plot the easiest way to start is to study Urban plan cities. This will allow you to most accurately determine the areas where construction can be planned. apartment buildings. The next step is to check who owns the land. This can be either state-owned land or private land. In the case of state land, you need to enter into a lease agreement or purchase the land at auction (in the case of an auction).
Next, the company can begin working on project documentation. Project documentation plays a decisive role in obtaining a construction permit from state examination on construction. The average period for drawing up project documentation is 6 months. It is necessary to develop a plan and design project in accordance with an extract from Architectural Bureau and the territory planning project.

8. Risk factors
The main risks when starting a business for the construction of multi-storey buildings include:
Currently, there is a downward trend in the number of purchased apartments in multi-storey buildings. At the same time, the popularity of private houses has increased. Most in demand small cottages, which can be classified as economy class. The price for them is within two hundred thousand dollars.
Today, many people prefer not to buy ready-made houses. They purchase a plot of land and place an order with construction companies to build a cottage that would satisfy the tastes of the future owners. In this regard, building houses as a business is a very popular idea.
Is this business profitable?
A small construction business, just like a large one, is very profitable from the point of view of making a profit. Sometimes there are periods when you have to wait a while for returns. Such situations arise in the case of unfinished construction.
However, as a result, all financial investments will pay off and increase significantly. The profitability of this business is in the range of fifty to seventy percent. And this is an excellent result. In other words, the construction business can be said more simply: profitable, profitable and profitable.
Possible problems
First of all, you will need to correlate your capabilities and desires. A construction business will require significant start-up investments. Before starting your own business, you will need to create a business plan. The construction of cottages is especially beneficial during the construction of settlements. In this case, the costs per square meter of housing are significantly reduced. But it is worth keeping in mind that this will require significant investments, in particular for the acquisition of a large plot of land.
Having started your own business, you shouldn’t even try to immediately conquer a large part of the market. You should go from one step to another.
The problem of selecting non-professional personnel is also relevant for construction organizations. It is important that there are no employees on staff who will try to take out materials or agree to “have fun” somewhere on the side.
Careful attention to the choice of suppliers, business partners, and investors will help you avoid all sorts of pitfalls. Much will depend on your business sense and acumen.
First steps
First of all, you will need to draw up a business plan. The construction of cottages in this document should be considered from the point of view of the investments that you are ready to make in your own business. If significant financial investments are envisaged, it is worth opening your own construction company. At the first stage it will be expensive, but over time it will definitely pay off.
Your business plan for the construction of cottages can also be considered from an investment point of view. In this case, third party companies are involved. However, it is worth keeping in mind that the profitability of the business will be somewhat lower.
Many other questions should also reflect your pre-written business plan. Construction of cottages begins only after studying the demand for country real estate and average prices on the market. All construction costs must be calculated and take into account the risks. The key factor at this stage is the location of the land plot, because laying utilities significantly increases the necessary costs.
The costs of landscape design must be taken into account, because the landscaping of the territory has a great influence on final prices and consumer demand.
It is worth saying that there is a lot of competition in the construction market. However, you shouldn't be afraid of her. Just like competition, demand is growing. But in general, investing in the construction of cottages is the most advantageous view investing money.
Company registration
There are certain steps without which your own business cannot start. First of all, you will need to register with tax authority as an LLC or individual entrepreneur. The form of organization depends on the scale of the planned business. The company will need its own forms and seals registered in a notary office. In addition, do not forget about paying the state fee.
After all these procedures, an account is opened in the bank for transfer authorized capital newly created organization.
A mandatory condition for a construction company is to join an SRO. This is a self-regulatory organization, membership in which is required by law. Otherwise, the company can only perform Finishing work or do cosmetic repairs.
Construction of low-rise buildings
The construction industry does not stand still. New and improved technologies are constantly emerging. Thanks to them in Lately There was a significant reduction in the costs of constructing low-rise buildings. Construction of a cottage can take from three to six months. That is why such a direction as low-rise construction has good prospects.
A business plan for your own business must include a list of materials that will be used by the company. Classic concrete and brick are expensive. These materials significantly increase the costs of housing construction, which is why prices for finished houses are rising.
Alternatively, a business plan should also be considered. The construction of wooden houses allows not only to reduce the cost of housing, but also to make more affordable price to the cottage. This will attract potential buyers.
Cost reduction
If the use of materials such as lightweight concrete and wood is included in the business plan, the construction of cottages becomes cheaper. In this case, developers invest in the construction of housing with an area of one hundred square meters from twenty-five to twenty-seven thousand dollars.
It is worth saying that in a similar brick cottage there is one square meter costs at least four hundred dollars. In the future, it is possible that new materials will appear for the construction of low-rise buildings, which will also reduce the developer’s costs.
